What We Check

A loss control inspection is often a key opportunity to evaluate a property’s risk characteristics before underwriting or policy decisions are finalized. Our role is to document observable conditions in the field, identify construction, occupancy, protection, and exposure factors, and note conditions that may influence risk, loss potential, or future mitigation. The goal is not to overwhelm underwriters with unnecessary detail, but to provide clear, accurate field information that supports informed risk evaluation and underwriting decisions.

Occupancy

We review how the property is used, including occupancy type, tenant or operational characteristics, and general use patterns. This helps identify activities or conditions that may affect risk profile, fire load, or loss potential.

Construction

We evaluate the building’s construction type, age, materials, roof design, and overall condition. Observations focus on features that may influence fire resistance, structural performance, and susceptibility to damage or deterioration.

Exposure

We identify internal and external exposures that may contribute to loss, such as proximity to adjacent structures, vegetation or brush, access constraints, storage practices, and surrounding site conditions. These factors are documented to provide context for potential fire spread or other hazards.

Protection

We assess observable fire protection features, including alarm systems, sprinkler protection (if present), fire department access, hydrant proximity, and visible fire extinguishers. The focus is on documenting available protective measures that may reduce loss severity.
